More housing coming off 144 near Spanish Trails

Land is being cleared along the west side of South Morgan Street/SH 144 for construction of 136 single-family dwellings, a project of 144 Residences, LLC.

The almost 44-acre tract includes 2.65 acres designated for future commercial lots.

The property is near the Spanish Trails neighborhood and across from June Rose Court.

The city of Granbury describes the location as being along the west side of South Morgan/144 south of South Harbor Court that intersects with Morgan Street from the east.

Access will be provided by a street called Great Bend Drive connecting South Morgan, with a secondary access point connecting with South Meadows Drive to the north.

The residential lots range in size from 7,670 square feet to 16,689 square feet with the average size being around 8,000 square feet, according to documentation on file with the city.

The initial preliminary plat for the development was approved by the City Council in February 2018, and an amended preliminary plat creating the 136 residential lots was approved in 2019.

In March, the city’s Planning and Zoning Commission unanimously recommended approval of the developer’s rezoning request and final plat, and city staff did as well. The City Council gave unanimous approval.
