Trying to decide when to sell?

1.  INVENTORIES ARE STILL LOW

Even though the Number of Homes on the Market is increasing somewhat, inventories are still far below the optimum 6-month supply for a stable market. Which means there are still far more buyers in the market than there are homes available, and that means purchasers are eagerly waiting for your house.

 

2. YOUR EQUITY HAS GROWN IN RECORD AMOUNTS

According to CoreLogic, current homeowners are sitting on record amounts of equity thanks to recent home price appreciation. That much equity can open doors for you to make a move. If you have been holding off on selling because you are worried about how rising prices will impact your next home search, rest assured your equity can help fuel your move. It may be just what you need to cover a substantial portion – if not all – of the down payment on your next home.

 

3. MORTGAGE RATES ARE INCREASING

While it’s true mortgage rates have been climbing this year, current rates are still well below what they have been in recent decades. In the 2000’s, the average mortgage rate was 6.27%. In the 1990’s, the average rate was 8.12% and for those of us old enough to remember the double-digit percentages of the 1980’s, 4 & 5% rates still look good ‘comparatively speaking’…LOL!

So even though mortgage rates are rising, they’re still worth taking advantage of today. You just want to do so sooner rather than later because experts are projecting rates will continue to increase throughout this year. When that happens, it’ll cost you more to purchase your next home. That’s why it’s important to act now if you’re ready to sell.

 

4. HOME PRICES ARE STILL CLIMBING

Home prices have been skyrocketing in recent years thanks to the imbalance of supply and demand. And if that imbalance continues, so will the rise in home values. Obviously, we don’t expect prices to skyrocket like last year, and in some price brackets they may even level off a bit, but as long as supply outweighs demand, some level of appreciation is anticipated.

 

5.  A SPECIAL BONUS FOR WATERFRONT SELLERS

We are now entering the optimum time to sell lake property. Lake Fever and Boat Traffic are two of the major driving forces behind sales of lake property. With all this warm weather we can expect boat traffic to increase quickly and an increase in the demand for lake homes in all price ranges will follow.
