On top of the world: multi-storied Dolce Vita on Lake Granbury now leasing

Probably everyone in Hood County who watched construction of the tiered, five-story Dolce Vita apartment building by the lake bridge wondered what the views of Lake Granbury were going to be like from its windows and balconies and how cool it might be to live in such a place.

With the luxury complex now open and Community Manager Caroline Naylor regularly fielding calls from people who want to sell their home to move there, those questions appear to have been answered. The answers are stunning, and awesome.

“We are really busy,” she said. “We have a lot of people come in for a tour, but because this is a 55-plus community, most of the people, they need to figure out how they will sell their house.”

A few people have already taken up residence at Dolce Vita, which is Italian for “sweet life,” and Naylor said last week that several more move-ins were scheduled in the coming days.

The apartment building is perhaps a testament to the tourist town’s growing appeal and sophistication. While there are many upscale residences in the community, Dolce Vita, with its multi-story, hotel-style elegance, is unique. Its amenities are virtually guaranteed to spark envy.

There is a wine room where special events will be held, with espresso and tea also available. Residents can use wine lockers to store their wine.

There is a media room that holds up to 56 people for movie watching, a hair salon, a fitness center, a craft room, and even a business center where residents can bring their laptops if they need a quiet place to work.

Imagine being able to host family and friends without concern about having enough seating or vacuuming up after everyone leaves. Dolce Vita has common areas that offer cozy seating for a solitary person with a book, friends chatting over coffee, or larger groups. Of course, views of the lake are a backdrop.

The largest common area is the clubhouse on the ground floor, which has tables, chairs, TVs, and even a large island where chairs can be placed to seat a sizable number of people. Both the first and second floor have public restrooms.

The outdoor pool on the lake side of the building also offers a place to hang with friends and family. There is a grill there.

Yard work? What yard work? No such thing for Dolce Vita residents.

Own a dog? Not a problem. Dolce Vita has a fenced dog park, with two gates that allow for separation of large and small dogs.

There is a mail room on the ground floor. Elevators and entrances are conveniently located to serve all residents, regardless of where their apartment is located within the 145-unit building. Although the first and second floors have the main common areas, there are furnished nooks and sitting areas on each floor.

“It is for the convenience, you know?” Naylor said. “They don’t need to go to the first floor (or) the second floor to, like, just relax a little bit, like read a book or have some coffee."

Dolce Vita offers one- and two-bedroom units and seven floorplans. Built on a cliff, the building, when viewed from the front, appears to have four floors. However, a tiered “basement” offers apartment units on the lake side of the building with views of the water.

Here are the names of the floor plans, the number of bedrooms and bathrooms for each, the square footage, and the monthly rent:

  • Medina: 1/1, 700 square feet, $1,697
  • Granbury: 1/1, 728 square feet, $1,645.
  • Salado: 1/1, 844 square feet, $1,899
  • Siena: 1/1, 861 square feet, $1,940.
  • Camilia: 2/2, 1,101 square feet, $2,490.
  • San Pedro: 2/2, 1,267 square feet, $2,800.
  • Florence: 2/2, 1,344 square feet, $2,850. (At the time this article was published, there was just one of these units left, on the third floor.)

There are deposits and various fees, including monthly lease obligation fees for pest control ($5), valet trash ($20), and water (sub-metered with a 9% admin fee).
